Tallin Property is a guide to investment in the Estonian capital’s burgeoning property market, published by an investor with enormous personal experience of the opportunity. My approach to this online sales letter is to find a tone which puts across the book’s worth as a serious introduction to an excellent investment vehicle, without sacrificing appeal to those attracted to ‘easy ways to make money’ publications. Sales letter for Tallin Property.
How many times in your life have you ignored an opportunity to make money and regretted it?
The place is right. The time is right.
Use my guide to the Eastern Europe property boom NOW, and you will make BIG profits.
How many times have you heard about a really excellent opportunity to make money, got excited about it, talked about it very enthusiastically to friends and then, in the end, done nothing?
A couple of years later, when the opportunity had passed, you kicked yourself.
I urge you. Don’t let it happen this time!
You have the chance right now, to buy residential property in Eastern Europe. And it’s precisely that kind of an opportunity.
Let me ask you this. How hard is your money working, right now?
Sitting in the bank? In the building society, maybe? Either way…earning you next to nothing.
Perhaps it’s in equities of one kind or another waiting for the stockmarket to claw its way slowly back?
Or maybe you’ve diversified a little, and have money tied up in buy to let property here in the UK?
There’s nothing wrong with that. I have a fair amount of investment tied up that way myself. But the truth is that UK property values aren’t likely to do anything terribly exciting any time soon.
In Eastern Europe, though, it’s a very different story.
Who am I?
My name’s Darren Goodson. I live in London.
I’ve been buying property in the UK since 1995. I’m not a guy with incredible amounts of money. I’m a guy who started with about £1000, used it as a deposit on a flat, bought some more flats along the way and now owns a UK portfolio worth maybe £2m.
In the 10 years I’ve been at it, I’ve learned a lot about buying property and letting it out. But the UK no longer offers investors like me, or you, the chance to make big profits.
In Eastern Europe, though, across the region, the price of property is still a fraction of the cost of similar properties in other European capitals.
And in one country in particular the boom is bigger, more sustainable and underpinned by more positive indicators than anywhere else.
That country is Estonia.
At this moment in time, we are looking at a market whose prices absolutely HAVE TO soar, in the last year or so BEFORE they soar.
That’s the kind of opportunity you’ve always wanted to spot, isn’t it?
Over the last 18 months, I’ve bought 6 apartments in the city of Tallinn, Estonia’s capital. Each one cost not much more than £40,000, and most times I used a simple financing model that you could use just as easily, to buy without using much or any of my own funds.
My friends and colleagues have watched me buy these apartments. As their value has started to climb, they’ve taken more and more interest. Three apartments that I bought off-plan at the end of 2003, which won’t even be completed until the end of 2005, have already increased in value by around 30%. My expectation is that the value of property in Estonia is going to keep on rising steeply, year after year, until at least 2025.
What will the apartments I’m buying, and that you could buy now for £40,000 each, be worth by then?
If they go up at just 12% a year, which looks quite conservative, they’ll each be worth around £400,000!!!
Imagine you’d bought 2…or 3…or maybe even a dozen apartments!
I’ve learned a lot of things about buying property in Estonia in the last couple of years.
Some of them cost me money to learn. Others cost me shoe leather, as I’ve tramped round Tallinn on countless trips getting to know the districts, streets, estate agents, lawyers, customs and business practices involved in identifying and buying the best properties, and letting them out so that they pay for themselves…and even earn a profit…where their value is increasing.
Now, I’ve taken 2 months out of my life and organised everything useful or informative that I’ve learned while building my property portfolio in Estonia into a book.
It’s 95 detail-packed pages, crammed with information about the property boom in Eastern Europe, explaining point by point why I’m investing my own money and why investing is something you should do too; giving you the full, economic breakdown on why Estonia is the key place in all of Eastern Europe to invest your money; and then, most valuably of all, going on to show you precisely how to do it.
Precisely which areas. Precisely what kind of apartments. Precisely what steps to take to make it happen.
This isn’t ‘broad stroke’ information that whets your appetite but leaves you powerless to act at the end.
I’ve written down and explained EVERYTHING you could need to know to actually go ahead and BUY property in Tallinn, now, BEFORE THE BOOM.
Why have I done it?
I started writing this to give to my own friends and colleagues who saw how well my investments in Tallinn were going, decided they wanted to invest themselves, and asked me to guide them.
It grew from there. When I’d finished it, it seemed obvious that if it could help my friends, it could just as easily help people like you to take advantage of the same opportunity.
